Dalby is situated in a belt of  black soil  which is highly reactive to moisture. It expands when wet and contracts when dry. So unless your home is built on the correct footings, there is a high probability of movement of the footings and therefore cracking of the house.  This is why the builder's footings guarantee is so important to you.
