Before you move you must give 2 weeks notice in writing and on the prescribed form. This is part of the law and must be adheded to.You cannot give the 2 weeks notice unless you have completed the fixed term tenancy - the date shown for the expiry of the tenancy agreement that you signed in the Office.
Once this has been given to the agent then you must organise to return the property to the agent in the condition that it was given to you fair wear and tear is expected and accepted.
The condition report which you completed and returned to the agent is the guide for this process. Look at the copy you were given when you bought in the original within 3 days of your moving in.
You must remove any fixtures that you have attached to the house and repair any damages incurred by the removal.
You must clean the house to the state in which you received it. This includes cleaning the verandahs and windows outside and brushing away any dust which may have accumulated on the outside or the home during your tenancy. You will get a guide to cleaning when you pick up the 'Move Out Kit' from First National Dalby which will guide you as to the things the Property Managers will be inspecting after you hand in the keys. See 'Bond Cleaning' on this site for recommended cleaners. They can save you a lot of time and agravation when you are keen to get to your new home settle in.
You must mow the lawns, weed the gardens, trim the edges and remove the rubbish to the standard you received when you moved in as indicated on the Condition report. Look at the 'Yard Maintenance' section of this site for more information.
You must, if you had pets at the property any time during the tenancy, have the property treated for pet related pests after the pets are gone. The receipt must be from a registered Pest Controller and must be given to to the agent before your bond can be refunded. Look at the section 'Pest Control' on this site for guides as to the people we use and recommend.
You must have the carpets cleaned by a professional carpet cleaner as the last thing you do when leaving the house. You are not allowed to use a 'do it yourself' cleaning machine. This is so the next person gets clean carpets without foot prints on them when they move in. You must give the receipt to the agent the receipt before we can refund your bond. Refer to 'Carpet Cleaning' on this site for help with this one.
You must remember that all tradespeople are very busy so it is very wise to book their services at the time you hand in your notice to the Real Estate so that you can hand back the property on time with all the tasks completed.
Now that the place is spick and span in accordance with your original Condition Report you can hand in the keys to our office during business hours unless you make some other arrangement with the Property Manager.
First National Dalby will then conduct a final inspection of the property and contact you if anything else needs to be done.
If you used all the recommended businesses then you will have no troubles with their part of the job as they will return to redo anything that they missed. That is why we recommend them to you, they are ttried and proven. You must remember though that these businesses are not miracle workers and cannot fix any mess or damage done outside their normal field of expertise.
